Job Responsibilities & Requirements

HVAC Service Tech for company that handles service work and site maintenance for national accounts.

• Responsible for servicing products and equipment on assigned projects and ensuring customer satisfaction

• Uses a variety of hand-tools, following blueprints or engineering specifications, to diagnose and repair units.

• Identifies, analyzes, diagnoses, and repairs systems and products at customer’s location.

• Performs preventative maintenance, site surveys, replacement, and modifications as need or requested by customers.

• Prepares for on-site installation and repairs by examining building layout, anticipating difficulties, gathering materials and coordinating on-site work, as necessary.

• Inspects vehicles by checking vehicle condition and cleanliness

• Maintains vehicles by keeping records of service, scheduling, and complete repairs and maintenance service

• Maintains equipment by inspecting for signs of wear. Notifies customer and/or Operations Manager of findings.

• Documents work by completing paperwork on each job and maintaining files

• Represents company by serving as a direct customer contact.

• Determines parts to order for repairs and timeliness of need

• Documents work by completing paperwork on each job, including daily time, progress, and duration; and maintaining files.

• Records parts, material, labor, subs and other cost data per assignment and returns unused resources.

• Turns in all required paperwork and reports in a timely manner.

**Summary**

The Quality Technician III is responsible for material evaluations and conducts various testing activities and analysis on sample material. Communicates results effectively and reports meaningful and unbiased conclusions based on evaluations. Conducts specific activities in accordance with established laboratory practices and procedures. Leads and contributes improvements to the lab evaluation processes, Job Safety Analysis and Test Methods. Leads laboratory maintenance and calibration of equipment. Leads and supports training for new hires. Assures all activities are performed safely.

**Essential Duties**

+ Perform chemical and physical property testing to ASTM and GAF internal standards.

+ Manages the LIMS system and spreadsheets for data storage.

+ Provide comprehensive test reports for special projects.

+ Conduct testing per established protocols and provide accurate data.

+ Assist in making data-driven decisions on lab dispositions.

+ Improve lab efficiency through monitoring of claims / samples influx and prioritizing work to improve and/or meet lab turnaround time expectations.

+ Strong practical knowledge of key product lines, lab evaluation processes, product specifications and application instructions.

+ Assist in problem solving teams - root cause analysis investigations, and report findings in a clear meaningful format.

+ Foster partnerships across different teams such as warranty, R&D, and manufacturing plants.

+ Become familiar with various manufacturing processes of different products.

+ Knowledge of engineering/science fundamentals.

+ Maintain lab supplies inventory to run the lab efficiently while staying within budget.

+ Participate as an auditor in the Quality Systems and Culture plant audits and assist in supplier audits as needed.

+ Design and complete special lab projects as assigned.

+ Perform preventive maintenance and calibration of equipment as required by the calibration index.

+ Keep accurate records and documentation.

+ Learn and develop new test methods, SOPs and JSAs.

+ Assist manager in organizing daily lab workflow.

+ Train new hires, develop, mentor, and provide guidance to junior technicians.

+ Plans and executes assigned projects and prioritizes tasks through time management system and by coordinating internal and external resources.

+ Assure all activities are performed safely per established safety guidelines.

+ Maintain a work area in a safe, clean, and orderly fashion on a daily basis following 5S guidelines.

+ Contribute to Job Safety Analysis and Test Method development utilizing POKA.

+ Participate in plant safety committee meetings, and ensure lab safety issues are properly identified and addressed. Complete assigned safety training.

+ Comply with all safety requirements, health hazards, and SDS maintenance.

+ Valid driver's license

+ Exposure to heights and hazards related to working with electrical and welding equipment

The Service Technician Level III (Sr. Service Technician), maintains the physical condition and appearance of the community. This position is accountable for identifying problems, completing service requests, and making repairs in order to maintain the material and aesthetic condition of the community. The Sr. Service Technician works in accordance with operating and safety standards, ensuring requests and repairs are made in a reliable, timely manner. This leader anticipates and evaluates potential problems then proactively develops plans to counter challenges. The Sr. Service Technician consistently strives to maintain the highest level of attention to the operational needs of the community.

**Reports to** : Senior Service/Service Manager has primary oversite of the Maintenance Technician Level III position. The Senior Service/Service Manager has the responsibility to determine the exact "day-to-day" duties of the Service Technician. Decisions will take into account the Technician's skills, experience, career goals, and how the individual best fits the working requirements of the community. This position may oversee Maintenance Technicians I and II with responsibility for scheduling work assignments and training.

**Essential Functions/Responsibilities**

+ Organize and perform general duties, preventative maintenance, and repairs consistent with Mill Creek Residential operating and safety standards

+ Respond to problems with successful repairs: HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, drywall, pools, spa and water features, and trash management systems

+ Respond to resident requests in a timely manner, delivering excellent customer service

+ Thoroughly inspect vacated homes, document necessary renovations, and re-inspect completed homes for the highest quality of work and superior presentation

+ Routinely inspect community grounds and buildings to ensure safety standards and identify maintenance projects

+ Assist in the preparation of maintenance budgets and monitor a sufficient inventory of tools and supplies

+ Promote safe work practices among on-site team

+ Ensure compliance with all Federal, State and local laws. Consistently abide by Fair Housing regulations

+ Address and complete all other duties as assigned

+ High School diploma or equivalent (GED) preferred

+ 3-5 years maintenance technician experience

+ Multi-family, single family rentals, and/or built to rent housing experience helpful

**Skills/Specialized Kn** **o** **w** **ledg** **e**

+ Capacity to read, write, and speak English, such as, the ability to read and receive and all work instructions, service requests, comprehension of required trainings, understand labels on containers, and verbally communicate with associates, residents and vendors; complete required paperwork on own.

+ Accurately take measurements and perform basic arithmetic

+ General computer skills in Microsoft Office and property management-based software

+ Frequently operate maintenance equipment such as, but not limited to, hand tools, power tools, user-moved aids, snow and ice removal equipment, ladders, landscaping equipment and safety devices

+ Safely use chemicals, paint, and general cleaning supplies

+ Frequently operate motorized vehicles such as, but not limited to, car, truck, van or golf cart
