Position Summary:

The Trades Maintenance Specialist, Grounds/Structural Systems position, is responsible for performing a variety of duties related to semi-skilled, routine grounds keeping and structural duties. The Specialist keeps the appearance of our campuses clean and beautiful. Performs journey-level work in the fabrication, installation, maintenance, replacement, and repairs to structures, components, facilities systems and equipment. Performs other general maintenance tasks as assigned.

The work schedule for this position is flexible and may include working evenings and weekends and local travel as well as serving on an on-call roster to respond to off hours' emergency calls.

The position is located at the Maintenance and Security Complex.

Duties and Responsibilities:


* Performs major irrigation and plumbing activities, repairing and installation of various conduit, piping and wire
* Ensures the reseeding and mowing of grounds and sports turf
* Operates, maintains and repairs: hand tools, mowers, blowers, power washers, trimmers, loppers, weed-eaters, sod cutters, edgers, rototiller and saws
* Oversees inventory of supplies and equipment and ensures adequate stock and functionality are maintained
* Performing data entry input on the computerized maintenance management system
* Preparing athletic fields for competition by performing turf and infield maintenance
* Perform basic plumbing for maintaining and repairing plumbing systems
* Perform manual-labor duties
* Install and repair asphalt and concrete
* Perform scheduled inspections
* Operate College motor vehicles and heavy equipment
* Read schematic drawings and/or construction drawings
* Use safe work practices, to include proper lifting and carrying methods
* Perform fabrication, installation, maintenance and repair to College facilities and equipment, with focus on structural systems, such as: install, repair, and replace walls, flooring, ceilings and roofing on buildings
* Perform framing construction including steel stud and lumber
* Installation of drywall including hanging, taping, application of joint compound and texturing as well as dry wall repairs
* Perform demolition for remodels
* Cleaning, coating and repairing roofs
* Responds to work orders for repair of College equipment and assets by making skilled trades and journey-level repairs or installations depending on area of assignment/expertise
* Responds to emergency calls for repair on a 24-hour basis, to include serving on a rotating on-call roster; responding to customer complaints or concerns
* Inspecting facilities, systems, and fixtures and ensuring periodic servicing
* Estimates work hours and job materials required for assignment
* Operating, maintaining and cleaning equipment associated with assigned areas of responsibility, to include wheeled vehicles
* Responsible for keeping abreast of changes in equipment, materials and techniques to perform assigned duties
* Provide exceptional customer service
* Communicate clearly both orally and in writing sufficient to receive and convey instructions to perform the duties of the job
* Demonstrate interpersonal skills with coworkers, supervisors, the College community, and the general public
* Operate as part of a team, to include cross-training with other operations and maintenance staff

Job Requirements:


* High School diploma or General Equivalency Degree (GED) and
* 2 years combined grounds keeping and structural experience and
* Possession of a valid Commercial, Class A, Arizona Driver's License and demonstration of an acceptable driving record and
* Successful candidate must meet minimum medical testing requirements as determined in a physical examination that includes a lift test and
* Possession of or the ability to obtain in 6 months Applicators License with the Arizona Department of Agriculture, Pest Management Division to include one of the following:

* Two years of skilled-level trades experience in Crafts Structural (for level B21) or
* Three years of journey-level trades experience in Crafts Structural (for level B22) or
* Four years of journey-level trades experience in Crafts Structural and demonstrated knowledge, skills, or abilities in another skill not associated with the primary skill for assignment (for level B23) or
* Candidates who possess similar minimum objective qualifications are encouraged to apply and should describe in detail the work experience and education you regard as establishing the equivalency


B21 level positions ($17.5) require two years' trades experience associated with a skilled trade, performed above the entry-level and less than journey-level. Incumbents operate under the technical leadership of journey-level or crew lead and under the general supervision of the appropriate supervisor or manager.

B22 level positions ($18.66) require three years' experience associated with journey-level or full-performance work. Incumbents operate semi-independently within their assigned areas of responsibility under the technical leadership of a crew lead and/or the general supervision of the appropriate supervisor or manager. Completion of an approved apprenticeship program or equivalent educational course work is required.

B23 level positions ($19.79) require four years' experience associated with journey-level or full performance work in the assigned skilled trades area, plus at least one additional journey level skilled trade not associated with the primary area of responsibility. Incumbents operate semi-independently within their assigned areas of responsibility under the technical leadership crew lead for the other skilled trade(s) in which they have knowledge, skills or abilities. Completion of an approved apprenticeship program or equivalent educational course work is required, as well as demonstrated knowledge, skills or abilities in at least one additional trade at the journey level not associated with the primary area of responsibility.

The ideal candidate will have the following knowledge, skills, and abilities:


* Basic general maintenance techniques, including: plumbing, electrical, and grounds
* Basic repair and preventative maintenance
* Use of equipment and tools typical in assigned area, including climbing ladders
* Operation of wheeled vehicles
* Use and operation of a variety of hand and power tools
* Applicable driving laws and regulations
* Applicable computer programs and equipment
* Record keeping principles
* Safe work practices and procedures, to include reading Material Safety Data Sheets
* Exceptional customer service principles
* Communication and interpersonal skills as applied to interaction with coworkers, supervisors, and the general public sufficient to exchange or convey information and to receive work direction

Physical Requirements:


* Positions in this class typically require, kneeling, standing, walking, pushing, pulling, grasping, feeling, talking hearing, seeing and repetitive motions
* Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects
* Incumbents may be subject to moving mechanical parts, electrified equipment, vibrations, fumes, dusts, poor ventilation, chemicals, extreme temperatures, low lighting, workspace restrictions, loud or prolonged noises, and travel
* Work is performed outdoors in all types of weather. Exposure to all elements of the weather. Temperature may reach as high as 110 degrees during the summers. Exposure to hazards from heat, chemicals, fumes power equipment and manual equipment.
